Bob’s Biased Blog: Debunking Myths about Modular Construction

Hello, Future Brand-New Home Owners! First, hats off to you for continuing your research into building your brand-new home. The more educated you are, the more confident you will be in every step of the process. Many people are still a bit confused about modular construction and what it is exactly, so let’s go through some of the common myths about modular construction.


I specialize in Modular Construction, and the blog title implies that I’m going to be biased, so spoiler alert… that’s what you're getting.  

 

1. Myth: Modular Homes Are Low Quality

   -Reality: Modular homes are built to the same, if not higher, standards as traditional homes. They undergo thorough quality control inspections during construction inside the factory and on-site. Additionally, they are constructed in controlled environments, minimizing the risk of weather-related damage during the building process.

 

2. Myth: Modular Homes All Look the Same

   - Reality: Modular homes can be customized to fit a wide range of architectural styles and personal preferences, offering unique and diverse designs. From modern to traditional aesthetics, modular homes can include custom finishes, layouts, and materials to suit any taste. Customization or modifications of floorplans aren’t an issue as long as they stay within the design parameters of the factory.

 

3. Myth: Modular Homes Are Temporary Structures

   - Reality: Modular homes are permanent structures built to last as long as traditional homes and often come with similar or better warranties. They are constructed using durable materials and techniques that ensure their longevity and stability over time. Modular and Mobile both start with the letter ‘M’; that’s where the similarities end.

 

4. Myth: Modular Construction is Only for Small Homes

   - Reality: Modular construction can be used for a variety of building sizes, from small homes to large multi-story buildings, including apartments and commercial structures. The modular approach allows for scalable design and construction, accommodating various project sizes and complexities. Modular homes are not limited by size.

 

5. Myth: Modular Homes Don’t Appreciate in Value

   - Reality: Modular homes appreciate in value just like traditional homes, especially when well-maintained and located in desirable areas. The resale value of a modular home is comparable to that of a traditionally built home, depending on market conditions and property improvements. These homes should be considered like any other home in the market. Manufactured Homes and Modular Homes are the same… but different!

 

6. Myth: Modular Homes Are Not Energy Efficient

   - Reality: Modular homes are often more energy-efficient due to better sealing, advanced insulation, and the use of energy-efficient building materials. They frequently incorporate green building practices and energy-saving technologies, reducing utility costs and environmental impact.

 

7. Myth: Modular Construction is More Expensive

   - Reality: Modular construction can be more cost-effective due to reduced construction time, bulk purchasing of materials, and minimized labor costs. The efficiency of the building process helps control costs and can lead to significant savings compared to traditional construction.

 

8. Myth: You Can’t Get a Mortgage for a Modular Home

   - Reality: Financing options for modular homes are the same to those for traditional homes, including mortgages and home loans from various financial institutions. Lenders recognize the value and durability of modular homes, offering the same loan terms and interest rates. Most banks/Lenders prefer Modular due to the fact the budgets are more accurate and allowances are minimized.

 

9. Myth: Modular Homes Are Difficult to Insure

   - Reality: Modular homes are insured in the same manner as traditional homes, with no special requirements or higher premiums typically involved. Insurance companies consider modular homes to be equivalent to site-built homes in terms of risk and coverage needs.

 

10. Myth: Modular Homes Are Not Environmentally Friendly

    - Reality: Modular homes often have a smaller environmental footprint compared to traditional construction methods. The controlled factory environment reduces waste, and many modular homes use sustainable materials and energy-efficient systems, promoting eco-friendly living.
